The short answer

A DSCR loan qualifies an investment property on its debt service coverage ratio, which is the property's rental income divided by its mortgage payment including taxes, insurance, and any association dues. Personal income and tax returns are generally not used to qualify.

How the ratio works

Divide gross monthly rent by the total monthly payment of principal, interest, taxes, insurance, and association dues. A ratio of 1.0 means the property covers itself exactly. Most programs price best above a defined threshold and offer reduced terms below it.

Who it fits

DSCR financing suits self-employed investors whose tax returns show significant depreciation and write-offs, buyers growing a portfolio past the limits of conventional financing, and investors purchasing in a limited liability company.

What to expect on terms

Expect a larger down payment than an owner-occupied loan, reserve requirements, and pricing tied to the coverage ratio, credit score, and loan-to-value. Many programs allow title in an entity and permit short-term rental income when documented to the investor's standards.
